At the invitation of body corporate groups or specific body corporate managers, we undertake numerous investigations and prepare reports on issues such as:
General structural items, including rusting of structural steelwork, wood rot and termite damage and the removal of walls
Cracking of buildings due to soil movement under, where we recommend the appropriate remedial work to address the problem
Stormwater and flooding problems of buildings, general areas and car parks, which may include installing an upgraded stormwater disposal system
Damp and leakage problems such as salt damp in masonry, broken water supply and sewer pipes, slab edge dampness problems, paving, and the like
Roof problems ranging from poor workmanship and storm damage to degradation over time and its associated movement and change of the roof structure and cladding
Our reports define the damage found, highlight the probable causes and recommend the appropriate remedial works.
Contractor engagement and supervision often comprises the next phase of our work with body corporates as we are frequently asked to offer a project management service that comprises:
- engaging three or more tenderers to quote on the work and repairs to be undertaken
- checking insurances and licenses of tradespeople
- engaging the successful contractor on behalf of the Corporation
- supervising the contractor and conducting inspections at relevant stages
- signing off the work once completed
